We’ll call or text when we’re on the way. If the time no longer works, tell us — rescheduling costs you nothing and we’d rather come when it’s convenient.
What happens during the visit
The whole thing usually takes about half an hour.
We knock — on time
You’ll get a call or text when we’re a few minutes out, so nobody shows up unannounced.
We walk the house together
Every room, plus the roof, HVAC, water heater, plumbing and foundation. We’re not inspecting to find fault — we’re pricing out what the house needs so our number is real and doesn’t change later.

Your timeline, what’s owed on the property, anything going on that affects the sale. The more we know, the better we can shape the terms around what you actually need.
You get a number
Most of the time we can give you a figure before we leave. If the property needs a closer look or a payoff amount we don’t have yet, we’ll tell you when to expect it rather than guess.
You decide — whenever you’re ready
Take a day, take a week, talk it over with family. There’s no offer deadline invented to rush you, and no is a perfectly fine answer.
What you don’t need to do
People spend a weekend getting ready for us. Please don’t.
- Don’t clean or tidy up. We’ve walked houses in every condition there is. It has no effect on the offer.
- Don’t fix anything. Not the leak, not the flooring, not the roof. We buy as-is and price repairs ourselves.
- Don’t haul anything off. Leave whatever you don’t want — furniture, boxes, the shed full of tools. We handle it.
- Don’t order an inspection or appraisal. You don’t need one for us. It’s money spent for nothing.
- Don’t brace for a sales pitch. It’s a conversation, and you can end it at any point.
